Inside the Miami mega mansions luring wealthy home buyers from NYC

An estimated 329,717 new residents packed their bags and made Florida their forever home between April 2020 and April 2021, according to state figures.

But in Miami, those newcomers are demanding permanent family digs rather than beachfront vacation condos — which is sending prices in suburban neighborhoods soaring.

That’s not an issue for those lucky few who arrive absolutely loaded.

They’re shopping for spreads like 8 Star Island: a nine-bedroom, 11-bathroom mansion on 2 acres of land spread across one of Miami’s most coveted cays. It hit the market this August with an astounding $80 million ask — making it the priciest listing in town.

For that kind of cash you get 20,000 square feet of fun with views of the Magic City skyline, an oval pool and one of Miami’s most in-demand amenities: a huge private dock. Elizabeth Lima of Berkshire Hathaway HomeServices has the listing.

The second most expensive listing on the mad Miami market is 41 Arvida Parkway, in the tony Gables Estates community.

For $54.9 million you could frolic on a V-shaped plot that opens onto 574 feet of water frontage. Designed by Ramon Pacheco, it has eight bedrooms, 11 bathrooms and 18,963 square feet of zen-like interiors, including serene white surfaces juxtaposed with rich woods, walls of glass and a grand, floating staircase.

The site at 255 Ocean Boulevard is currently a 28,400-square-foot sand lot, but SDH Studio Architecture + Design and TREO Construction have plans to deliver an 18,500-square-foot, nine-bedroom, 12-and-a-half-bathroom mansion there.

When built, the three-story home will feature a large rooftop deck with a hot tub.
