The developer of a three-tower project in Brickell has completed a utilities deal and requested expedited construction permit review.

The project includes three towers rising 80, 60, and 50 stories. The tallest tower will top off at 940 feet above ground and 950 feet above sea level.

According to a two utilities agreements with Miami-Dade completed June 27, there will be two multifamily towers with a combined:

• 880 apartments
• 7,100 square feet of full service restaurant

The 80-story Cipriani condo tower was completed under a separate utilities deal on the same day. The agreement states that the condo tower will have:

• 420 apartments
• 11,200 square feet of full service restaurant

Two separate construction permits are now being reviewed by Miami’s Building Department, for both the multifamily towers and the condo tower.

On June 10, an agent for the developer requested expedited life and safety review of the construction permit for the two multifamily towers, which had 519 plan sheets filed June 7. The request was approved on June 13.

According to a note on the request, the project is targeting a foundation permit. “Fire needs to comment so that the foundation process can get issued,” the note said.

Expedited life and safety review of the 80-story condo tower (which had 446 plan sheets filed June 14) was requested on June 16, with the developer also saying a foundation permit is also being targeted.

Private provider review is being used for both construction permits.

Construction financing for both the multifamily towers and condo tower has already been secured, the developer has said.
