Plans have been submitted for yet another apartment development in Wynwood.

The 5-story unnamed project will be located at 35 NW 27th Street, and is proposed to include:

• 203 apartments
• 15,104 square feet of ground floor retail
• 40 parking spaces in a garage fully lined with habitable units

Apartments will be relatively small, ranging in size from 463 square feet to 861 square feet.

In order to reduce the parking requirement, the developer will build 170 bike parking spaces (of which 156 can be substituted for 26 vehicular parking spaces). The developer will also contribute to the Wynwood Parking Trust Fund for a further reduction of 114 spaces.

LRF Wynwood, LLC, an affiliate of Bay Road Partners and Scott Robins, is the developer. LRF previously obtained approval in 2020 for a project with a mix of hotel and apartments on the same site.

The Wynwood Design Review Committee is scheduled to have a hearing for the proposal on June 13.
